Here is where most homeowners get surprised. The steel kit is not the expensive part. Concrete, doors, and the pad prep underneath it all routinely add up to as much as the building itself. Anyone who quotes you a single number without seeing your lot is guessing, and they are usually guessing low so you will keep talking to them.
Ballpark ranges below are for the finished, erected building. Not a kit price. Not a labor-only price. What you would actually spend to walk out your back door and have a shop standing there.
These are real ranges from real Utah County and Sanpete County jobs, not a national average. Your number moves based on site access, how level the pad is, snow load for your elevation, door count, and whether you are heating the space. We will give you a straight figure after we stand on your lot.
Two things trip up out-of-state kit companies constantly, and both of them cost homeowners money after the fact.
The first is snow. Fountain Green sits near 5,900 feet, and the benches above Payson and Nephi go higher. Ground snow loads across Sanpete and Utah County run far above what a generic kit is engineered for. If nobody asked you about your elevation before selling you a building, that is a problem you will find out about in February.
The second is frost depth. Footings in this part of Utah need to get down below the frost line or your slab will move on you. We have been called out to buildings that heaved because somebody poured shallow to save a few hundred dollars on concrete.
