Southern Utah covers more ground and more climate than any other part of the state. St. George sits around 2,800 feet, where summer highs routinely top 100 degrees. Cedar City, less than an hour up the road, sits near 5,800 feet and gets real winter snow. Brian Head, above 9,500 feet, is the highest town in Utah. Moab and Monticello, in the southeast corner, have their own desert-and-mountain split.

Heat, Sun, Soil, and Storms

Steel behaves differently in Southern Utah, and a building has to be detailed for it.

Heat and UV. In the St. George valley, summer highs routinely top 100 degrees, and steel panels on a sunny roof run far hotter than the air. That daily expansion and contraction works fasteners loose and breaks down sealant at panel laps and penetrations faster than in cooler places. Fastener choice, sealant, and trim details matter more here.

Soil. Parts of Washington County sit on expansive clay, often called blue clay, along with other problem soils that swell, shrink, or collapse when water gets to them. Soil movement shows up in a steel building as binding doors, racked frames, and cracked slabs. Foundation design has to account for it, and we coordinate with the engineer and the concrete crew so it does.

Storms and snow. Summer monsoon storms from roughly July through September bring sudden wind, hail, and flash flooding. Up the hill in Cedar City, Beaver, Panguitch, and Monticello, winters bring real snow. As of March 17, 2026, Utah sets design snow loads using ASCE 7-22 and its online hazard tool by exact site location, so a building in Cedar City and one in St. George get engineered very differently.

What does not change is how the work gets done: the owner, Shaun Oram, looks at your site, gives you a straight answer on scope and price before anything starts, and works nights and weekends when your schedule needs it.

Repair and Maintenance Across Southern Utah

Sun and heat are hard on metal roofs. Failed sealant at panel laps, backed-out fasteners, cracked skylight panels, and storm-damaged doors are the most common calls from the south end of the state, along with frames racked by soil movement. We repair them on site, and mobile welding means a broken connection gets fixed where it sits.
